What it is

A CP12 (Landlord Gas Safety Record) is a legally-required annual inspection of every gas appliance, flue and pipework in a rented property, signed off by a Gas Safe-registered engineer. Avanza books, attends, inspects, and emails the signed certificate the same day.

When you need it

Why hire a professional

What A CP12 Inspection Covers

Every gas appliance (boiler, hob, oven, gas fire) is checked for: tightness of the gas pipework, correct flue operation, satisfactory combustion (CO/CO₂ ratio), adequate ventilation, safe location, and effective operation of safety devices. Each appliance is recorded individually with a pass/fail and any defects noted. The certificate also notes the location of the emergency control valve.

HMOs & Multi-Tenant Properties

Houses in Multiple Occupation (HMOs) require the same annual CP12 as single-let properties, plus additional checks where shared appliances are present in communal areas or shared bathrooms. We work with HMO operators across Essex and coordinate inspections to minimise tenant disruption — typically completing a 6-bed HMO in 90 minutes.

New Tenancies & New Appliances

A copy of the current CP12 must be issued to a new tenant before they take occupation. If a new gas appliance is installed during a tenancy, a fresh inspection is required within 28 days. Failing either obligation invalidates any future Section 21 notice. We can fast-track a CP12 for pre-tenancy turnover — often within 24 hours.

Failed Inspections & Repair Work

If any appliance fails the inspection — typically due to combustion, ventilation or flue issues — we'll quote the repair in writing on site. Where the issue is dangerous (CO leak, gas leak, unsafe flue), the appliance is isolated and tagged immediately, and a follow-up repair visit booked within 24–48 hours. Re-inspection and a fresh certificate issued on successful repair.
