What it is

Underfloor heating uses low-temperature water (wet systems) or electric mats to deliver radiant heat across the whole floor area. We handle full design — heat-loss calcs, pipe spacing, manifold sizing, zoning — through supply, install, commissioning and balancing.

Who it's for

Anyone building an extension, fitting a luxury bathroom, or doing a new-build. Wet systems work best on ground-floor extensions and new-builds with a heated screed. Electric mats suit upper-floor retrofits and single rooms.

When you need it

Best installed during a screed pour (wet) or under new tiles (electric). Retrofitting into an existing floor without lifting it is possible with overlay systems, but cost-effectiveness drops sharply versus during a renovation.

Wet Underfloor Heating Systems

Wet UFH circulates warm water through PEX-AL-PEX or PE-RT pipe clipped to insulation board, then covered with a heated screed (liquid anhydrite or traditional sand/cement). Pipe is run at 150mm or 200mm centres depending on heat loss. Each room (or zone) returns to a manifold with its own actuator and thermostat. Best suited to new-builds, extensions and full-floor refurbs where the screed can be poured fresh.

Electric Underfloor Heating

Electric mat systems (150W/m² or 200W/m²) sit between tile adhesive and the floor, controlled by a dedicated thermostat and floor sensor. Ideal for bathrooms and en-suites where lifting a whole floor for wet pipework isn't viable. Lower install cost, but higher running cost per kWh — best as a comfort upgrade in single rooms, not as primary heating for a whole house.

Manifolds, Pumps & Controls

We specify branded manifolds (Polypipe, JG Speedfit, Uponor) with built-in flow meters per loop — essential for balancing. A dedicated UFH pump-mixing unit blends boiler flow down to UFH operating temperature (typically 40–45°C). Wired or wireless thermostats per zone, with smart options (Nest, Heatmiser, Honeywell evohome) commissioned at install.

Retrofit & Overlay Systems

Where lifting a floor isn't an option, overlay UFH systems (Continal Lo-Pro, Wunda) add 18–25mm to floor height and sit above existing joists or screed. They run hotter than buried systems (45–50°C) and suit ground-floor extension retrofits — but always check finished floor heights against doors and skirtings before committing.

How much does underfloor heating cost in Essex?

Underfloor heating is always priced from a free on-site survey or your floor plans — we don't quote per m² in the abstract because pipe spacing, manifold sizing, insulation and zoning all change the number. You'll receive a fixed written quote, with the price locked in for 14 days.

Can you fit underfloor heating in an existing house?

Yes — either by lifting the floor and laying buried wet pipework, fitting an overlay system on top of the existing floor, or installing electric mats under new tiles in single rooms. We'll survey and tell you the most cost-effective route.

Will underfloor heating work with my current boiler?

Almost any modern condensing boiler will run UFH — we add a mixing manifold to drop the flow temperature. Older non-condensing boilers can struggle and may need replacing alongside the UFH install.

Is underfloor heating cheaper to run than radiators?

Often slightly cheaper on a like-for-like basis — radiant heat warms occupants at a lower air temperature. Pair it with a modern condensing boiler or heat pump and the saving grows. Pair it with an old boiler and weak insulation and the saving disappears.

How long does the install take?

Pipework install for a 4-zone wet system on a 60–80m² extension is typically 2–3 days, plus screed cure time. Electric mat installs are typically 1 day per room before tiling.

Will I lose floor height?

Buried wet systems add nothing to finished floor level (they sit inside the screed). Overlay wet systems add 18–25mm. Electric mats add 3–5mm under tile adhesive.
